Our team developed a two pronged approach to address both the garage ceiling and the foundation wall issues effectively: 1. This ensured a smooth and clean surface for the paint. • Sealing the Surface: To further enhance the ceiling’s durability, we applied a high-quality primer designed to prevent moisture buildup and improve adhesion. • Black Paint Application: We then applied a durable, matte black paint to the ceiling. This not only gave the garage a sleek, modern appearance but also helped reduce the visibility of dust and stains while making the space feel more polished. 2. Basement Foundation Wall Stucco Repair: • Surface Cleaning and Prep: To begin the stucco repair, we cleaned the foundation wall, removing loose debris, dirt, and moisture. This was crucial to creating a proper bond for the new stucco. • Crack and Damage Repair: We patched all visible cracks and chipped areas with high-quality stucco repair material, ensuring the surface was smooth and stable. The challenge we faced was that it was a stone foundation, and nothing is easy when trying to make an opening in an 18-inch-thick stone foundation wall. Each stone had to be removed one by one by a stone mason.

To address this, we installed a new egress window that is up to code for a secondary exit out of the basement. Now Chris can finish the basement and does not have to worry about the safety of his tenants if they ever need to exit out of the basement.

The challenges we faced were that we had a totally finished basement with carpet and everything, so our Senior Project Manager Steve first had to find the leak by starting with an outside water test to locate it.

Steve had seen this problem a few times before, so he knew how to approach it. After finding the leak, he recommended removing the lower portion of the wall. We then installed a new drainage system, parged the wall where the mud was washing into the basement, and tested the existing sump pump. Problem solved, and the homeowner was happy that she did not have to replace her entire existing drainage system.

The challenges we faced were that it was a very large basement, requiring around 240 feet of drainage system with a full vapor barrier and 3 sump pumps. Another challenge was that the floor in the lower basement was very hard to jackhammer in order to install the system.
