Professional Basement Waterproofing and Crawl Space Repair in Crum Lynne, PA

Crum Lynne, PA is known for its tight-knit neighborhoods, historic character, and convenient regional rail access that has connected the community to the surrounding area for generations. Many homes throughout Crum Lynne have stood for decades, and while they offer charm and history, older properties are often more susceptible to basement moisture issues and foundation deterioration caused by aging materials, drainage challenges, and shifting soil conditions.

At Jamison Basement Waterproofing, we provide professional waterproofing and foundation repair services designed specifically for the needs of homeowners in Crum Lynne. Water intrusion, damp basement walls, high humidity, and settling foundations can all develop from hydrostatic pressure, poor exterior drainage, or weakened foundation structures. Our team performs detailed evaluations to identify the source of the problem and installs dependable waterproofing systems designed to deliver long-term protection.

Homes in Crum Lynne experience humid summer conditions, freezing winter temperatures, and regular rainfall and snowfall throughout the year. As the surrounding soil absorbs moisture and reacts to seasonal temperature changes, it can repeatedly expand and contract around the foundation. Over time, this movement can place stress on basement walls and floors, potentially leading to cracks, mold growth, musty odors, wood rot, and structural damage if left untreated.

Our experienced waterproofing specialists offer a complete range of services including interior drainage systems, sump pump installation, crawl space encapsulation, exterior waterproofing, foundation crack repair, structural stabilization, and basement moisture control solutions. Every project is tailored to the specific layout and condition of the property to help ensure reliable, lasting results.

For more than 35 years, Jamison Basement Waterproofing has helped homeowners throughout the region maintain dry, healthy, and structurally sound homes. As a family-owned and operated business, we remain committed to providing honest recommendations, skilled workmanship, and dependable customer service backed by decades of basement waterproofing and foundation repair experience.

The challenges we faced, besides the fact that she had a finished basement, were that the homeowner also had a second bathroom downstairs that we had to work around in order to install the drainage system properly.

To address this, we installed a full perimeter closed Grate-Drain drainage system with a new Grate Sump and 1/3 HP Fast Sump. We also installed a vapor barrier behind the finished walls and a Grate Trench at the door entryway to prevent any water from entering the basement from the Bilco doorway. This system offers a lifetime warranty. Now Michelle can have peace of mind and refinish her basement later down the line without the fear of it ever flooding again. She also has one year of free annual maintenance, during which we will return annually to clean out the Grate Sump and test the pumps for her. Problem solved.

Foreman Dwight and the crew faced the challenge of pumping the water out of the crawl space before they could get started.

To address this, Project Manager Steve Custus went out to meet with the homeowners, and after reviewing the home inspection report, he knew exactly how to solve the problem quickly and efficiently.

Steve provided the homeowners with a new Grate Sump with drainage matting and a full encapsulation seal system. He also replaced the rotted wood supports with new steel supports. Since the radon fan was not working, we replaced that as well. Lastly, and most importantly, we sealed the four open vents and provided insulation by spray-foaming the rim joists with closed-cell spray foam. Now the new homeowners have the confidence that the issue is solved, so they can move forward with purchasing their new home.

After a thorough inspection, our team recommended installing a French drain ( GrateDrain ) along the perimeter of the basement to direct water away from the foundation, along with a sump pump ( GrateSump ) to efficiently pump out any water that might accumulate. Here’s how we approached the project: 1. French Drain Installation: We began by digging a trench along the affected area of the basement floor. A French drain was installed in the trench, featuring our GrateDrain system that allows water to flow into the drain, preventing it from pooling on the floor. The drain was then connected to a sump pit. 2. Grate Sump Pump Installation: A high-efficiency 1/3hp sump pump was installed in the sump pit, designed to pump any collected water out of the basement and away from the foundation. This ensures that the basement remains dry, even during heavy rains or high groundwater levels. 3. Sealing and Finishing Concrete : Once the drainage system was in place, we sealed any cracks or gaps in the basement walls to prevent further moisture infiltration. The area was then cleaned, leaving the homeowners with a dry, safe, and functional basement. Results: A Dry, Mold-Free Basement After the French drain and sump pump were installed, the homeowners immediately saw results .. Another Dry Basement !!!

The challenge we faced was removing the finished material to gain access to the foundation wall.

To address this, Project Manager Steve went out to meet with the homeowner and, after presenting a few solutions such as outside dampproofing and a sump pump with a drainage system, the homeowner chose the Grate Sump with a full vapor barrier and the Grate-Drain drainage system, which channels water below the basement slab to the Grate Sump.

Project manager Steve Custus recommended the Grate-Drain System which is an award-winning, patented below-floor Drainage system that rests infront of the footer on a bed of clean prewashed crush stone with inspection ports at every corner of the basement , with this system installed around the perimeter of the basement the homeowners will have a lifetime transferable warranty. We also installed a vapor barrier on the exterior walls for moisture control. And two Grate Sumps that combine can remove 4800 gallons of water per hour from the basement. Now the company contractors can get on with phase 2 of the Basement which will consist of finishing the basement.
